FAQ on the EPB certificate

The certifier visits the property to inspect and collect all relevant information on the building envelope, insulation, heating, cooling and ventilation systems, etc. The duration of the visit varies according to the size of the property to be certified and the documents provided by the owner. Generally, an average apartment takes 1h30 to inspect, while a house takes around 2h30.

It is essential that all rooms, including the boiler, are easily accessible during the visit.​

Submitting these documents is not compulsory, but it does give the certifier the opportunity to encode the most precise information about your property. It should be noted that in the absence of such information, the PEB calculation software uses unfavorable default values. Providing these documents can help you obtain a more favorable energy index for your home.

In Brussels, the EPB certificate is valid for 10 years.

When selling or renting a property.

We issue EPB certificates for single-family homes. A "single-family home" EPB unit must meet the following 4 cumulative conditions:

  1. It must have a floor area (i.e. a "carpet" area) of at least 18m²; 
  2. Have at least one private toilet (= for the sole use of the home's occupants) or at least one point of connection to the sewage pipes and a cold water supply, in a room reserved for this purpose, or in a toilet, shower room or bathroom;
  3. Have a private bathroom/shower or at least one point of connection to the wastewater drainage system and a cold water supply; 
  4. A clean, private space for preparing meals (kitchen or kitchenette), with a sink and cooking facilities, i.e. at least one connection to the sewage system, a cold water supply and electrical outlets for household appliances or a gas supply.
